Can you explain what it means when a booking is partially refundable?

For Winter reservations, cancellations made 46 days or more prior to arrival will be refunded, less a $50 cancellation fee. Cancellations made 45 days or less prior to arrival are non-refundable. For Holiday reservations, cancellations made prior to 1 November 2024 will be refunded, less a $100 cancellation fee, while cancellations made after that date are non-refundable. For Summer reservations, cancellations made 48 hours or more prior to arrival will be refunded less a $25 cancellation fee, while cancellations made inside 48 hours prior to arrival will forfeit the initial deposit.
